About the Role

As a Commercial Property Manager , you’ll work under the direction of the Senior Property Manager to ensure the efficient and profitable operation of commercial properties, while maintaining strong relationships with tenants, vendors, and internal teams. You'll serve as a key point of contact and leader for day-to-day property operations, tenant improvements, vendor coordination, and budget management.

Key Responsibilities

  • Support daily operations and tenant relations.
  • Conduct monthly property inspections to ensure proper upkeep and safety
  • Oversee tenant move-ins/outs and related documentation
  • Support construction projects, tenant improvements, and punch-list execution
  • Coordinate and manage maintenance staff, vendor bids and contractor work
  • Oversee lease compliance, rent escalations, and expense billings
  • Monitor and collect rent and other payments as needed
  • Collaborate with internal departments and provide clear communication
  • Maintain accurate records, reports, budgets, and documentation

What We’re Looking For

  • 3+ years of experience in commercial property management
  • Strong knowledge of real estate standards and mechanical/building systems
  • Demonstrated leadership experience with teams and contractors
  • Proficiency in Microsoft Office; Yardi experience a plus
  • Strong analytical, budgeting, and project management skills
  • Excellent verbal and written communication abilities
  • Critical thinking and problem-solving mindset
  • Ability to work independently and handle multiple responsibilities
  • Physical ability to conduct property inspections and access buildings in various conditions
  • Attention to details

Emergency Response & On-Call Duties:

The Commercial Property Manager must be able to respond to property emergencies as they arise, including after-hours and weekend situations. This position requires participation in an on-call rotation and the ability to arrive on-site within a short time frame when urgent issues occur (such as safety concerns, major repairs, or other critical property matters). All on-call/after hour occurrences will be within the Wichita, KS area.

Preferred Qualifications

  • Bachelor’s Degree in Business or related field
  • Kansas Real Estate License (a plus)
  • IREM CPM designation (preferred but not required)
  • Valid driver’s license and reliable transportation required
