Position Overview

We are seeking an experienced Commercial Property Manager with a focus in Healthcare Real Estate to oversee and manage a portfolio of medical office buildings and healthcare-related assets. The ideal candidate will excel at developing strong tenant relationships, driving operational efficiency, maximizing property income, and ensuring compliance across all operational activities. This role requires a proactive, solution-oriented professional with strong financial acumen and the ability to manage both day-to-day operations and long-term asset planning.

Key Responsibilities

Tenant & Relationship Management

  • Develop and maintain positive working relationships with tenants and key decision-makers.
  • Address tenant concerns promptly, professionally, and cost-effectively.
  • Conduct scheduled meetings with tenants to review operations, performance, and satisfaction levels.
  • Oversee move-in/move-out processes and ensure seamless transition throughout all phases.

Financial Management & Reporting

  • Maximize recoverable income on a property-by-property basis.
  • Develop, manage, and execute operating budgets for each property in the assigned portfolio.
  • Review and analyze property cash flow, revenue streams, and operational expenses.
  • Monitor, report, and take ownership of monthly expense variances.
  • Prepare annual operating budgets and provide monthly financial reporting packages for review/approval.
  • Review Accounts Receivable and ensure timely collection of rents; initiate legal action when necessary.
  • Prepare and present a 5-year capital expenditure plan for portfolio approval.

Operations & Compliance

  • Oversee day-to-day building operations to ensure efficiency, safety, and tenant satisfaction.
  • Conduct regular building inspections and follow through on issues requiring action or repair.
  • Review and approve vendor invoices; ensure vendor contracts meet operational standards.
  • Ensure full operational compliance, including contract audits, insurance tracking, and system updates (MRI, Building Engines, etc.).
  • Review lease abstracts, enforce lease obligations, and advise internal teams on compliance matters.

Portfolio Support & Strategic Initiatives

  • Support leasing efforts by touring vacant spaces and assisting with marketing initiatives.
  • Contribute to acquisitions and dispositions activities as needed.
  • Participate in long-term asset and capital planning for portfolio growth and stability.
  • Perform administrative responsibilities and additional duties as assigned to support business objectives.

Salary: $90,000 -$110,000
